Refinance Timing: Signs It May Be Worth a Look

Situations where a refinance can make sense, and why timing the market exactly is rarely possible.

Your situation changed

Higher credit scores, more equity, a change from adjustable to fixed preferences, or a need to remove a co-borrower can all justify a refinance regardless of market moves.

Mortgage insurance

If your home value rose or your balance fell enough, refinancing may eliminate mortgage insurance. Conventional PMI can also be removed without refinancing under the Homeowners Protection Act once requirements are met.

Adjustable loans nearing reset

If an ARM is approaching its first adjustment, compare expected payments under the caps with a fixed-rate refinance.

Seasoning rules

Many programs require a minimum time since your current loan closed, especially for cash-out and streamline refinances.

Break-even

Divide total closing costs by monthly savings to estimate months to break even, and compare with how long you plan to stay.

Don't chase perfection

Pricing changes daily, and waiting for the perfect moment can backfire. Set a target that meets your goal and act when a Loan Estimate reaches it.

Life events

Divorce, inheritance, a new job or a growing family can change what you need from a mortgage. A refinance can remove a former spouse, consolidate a second lien, or shorten the term to match retirement plans. In those cases, the reason for refinancing may matter more than small market moves, and a lender can show options that fit.
